Late fee calculator

Chicago's Residential Landlord and Tenant Ordinance caps monthly late fees at $10 for the first $500 of rent, plus 5% of any amount above $500.

Per Chicago Municipal Code §5-12-140(h). The RTLO generally does not apply to owner-occupied buildings of six units or fewer. For subsidized housing, federal program rules (such as HUD/Section 8) may limit fees to the tenant's share of the rent; confirm with the program administrator.

Security deposit interest

Chicago landlords holding a security deposit for more than six months must pay interest at the rate set by the City Comptroller for the year the tenancy began, within 30 days after each 12-month rental period.

Simple interest per 12-month period at the selected year's rate, per RTLO §5-12-080/081/082. If the deposit spans multiple years, each year technically accrues at that year's published rate; since 2015 the rate has been unchanged at 0.01%.
